Barnett Custom Homes

Our Process
It's as Simple as 1-2-3

The process of building a new home is stressful and emotional. We thank you for showing confidence in Barnett/West Custom Home‘s ability to help you.

What follows is an abbreviated 3 step outline of what is going to happen during the process of designing and contracting to build your new home. Our goal is to keep you informed in advance and to set your expectations while encouraging you to enjoy yourself and have fun. Ask questions. We want you to be involved.

Step 1
Site - If you have your own home site or are interested in our inventory of sites we will assist you in making your decision. Considering your budget, size of home and your personal preferences we will help you select a home site that meets your needs and budget.

Step 2
Plan - Putting the dream on paper. We consider the design phase crucial to the successful building of a new home. Pre planning helps eliminate many nagging frustrations and problems later in the process. This is why we so painstakingly work through the design phase with each client.

The first step in the design phase is to define the relationship between the builder and client. We accomplish this by presenting to you a list of professional services offered and a list of optional services that can be provided upon request. After a Professional Services Agreement has been signed and deposit received we are ready to move forward with a wants/needs analysis to outline your specifications.

Whether you begin from scratch, have a basic plan in mind or know exactly what you want in your new home, our wants/needs analysis will define your dream home down to the last detail. The Design, Amenity and Specification Sheet is used to set design criteria for our architects, interior designers, suppliers and contractors. After a Design, Amenity and Specification Sheet is completed you are ready to begin working with an architect.

The architect will use the information provided to develop a preliminary set of plans to be reviewed by the client and Barnett/West Custom Homes. After a set of preliminary plans is signed off by the Client, the architect will produce bid sets or final plans. At this point Barnett/West Custom Homes is ready to submit a quote or estimate based on your specific amenity, specification and plan requirements.

Step 3
Contract - Upon approval of the estimate, a contract will be executed specifying your GUARANTEED PRICE and other contract conditions for the construction of your new home. The form of the contract depends on who finances the construction, who owns the lot, new construction versus remodel construction, etc. We understand changes may be necessary during construction. Don‘t worry. We have developed a detailed process to facilitate these custom changes to your new home.

Thats it! It is as simple as 1-2-3.
